Chapter 2003 Building Lantau Island (Part 1)
In March last year, Yin Jun proposed a 30-square-kilometer Lantau Island development plan to Xiangjiang Government.
The whole Xiangjiang was shocked by this.
At this time, the Xiangjiang government is dominated by British people, but considering Yin Jun's huge network in the United States, his profound influence on the mainland, and his indisputable status in Xiangjiang, they certainly dare not categorically veto it.
Youde, the governor of Xiangjiang, wants to develop Xiangjiang's economy well, especially because he doesn't want Xiangjiang's economy to weaken when he is in power, so he is still very interested in Yin Jun's plan.
In particular, Yin Jun's Lantau Island development plan is to build a resort area centered on a Disneyland.
Not only did they not ask for a penny from Xiangjiang Zhengfu, but it also brought a stable source of income to Xiangjiang Zhengfu.
What's more, Lantau Island is an extremely remote place in the Xiangjiang River. It is even more remote than the New Territories, and it can basically be regarded as an isolated island.
There is still such a grand plan to develop a separate resort area outside the main island, and of course Yoder is tempted.
Not to mention selling so much land, Qilin Group will pay so much money.
The construction of such a large leisure and resort area will bring tens of thousands of construction jobs to Xiangjiang Zhengfu, which can stimulate a very tired economy. After Lantau Island develops, there will be an additional 10,000 to 20,000 jobs.
After active discussions, the Hong Kong Government finally announced the approval of the Kirin Group's Lantau Island development plan on June 8 last year.
In this area located in the southeast corner of Lantau Island, 25 kilometers are all obtained from mountain flatlands, and the remaining 5 kilometers are obtained through land reclamation, and there is no flat land at all.
It is also because of this that the land transfer fee collected by Xiangjiang Zhengfu is very cheap, 100 Hong Kong dollars per square foot.
At first glance, the price of 100 square feet is cheap, but if you count the total area of 30 square kilometers, it is 32.3 billion Hong Kong dollars.
Although it is paid in 10 years without interest, it is not a small amount of money for any company.
But looking back, if it weren't for such a price, no matter how good your development plan for Lantau Island is, it would be impossible for Xiangjiang Government to sell the land to Qilin Group.
Not only that, Xiangjiang Zhengfu obviously wanted to take advantage of it.
At a price of 5 yuan per square foot, they entrusted Qilin Group to help them open up 5 square kilometers of land beside them when they cleared 25 square kilometers of land.
It means that when Lantau Island is developed by Qilin Group, the government will auction off this 5 square kilometers of land for development.
Mr. Huo, Chartered Ship King, Zheng Yutong, and Li Chaoren have all negotiated with the Hong Kong government that the 100 hectares of land will be bought by several consortiums.
The official government also agreed, but they were resolutely unwilling to agree to discuss the price now. We will wait until Yin Jun has completed the Disneyland and opened it for business before we can discuss the price.
At that time, the price per square foot was no longer 100 yuan. It was possible to say 300 or 500 yuan.
No matter how remote it is, but the Kirin Group has built a new huge resort area, the value of this land should rise that much.
Don't think it's too expensive, except for the group attack of these big consortiums, the land that the rest of the real estate developers can get will not exceed 1 hectare, which is about 107,600 square feet.
And not just anyone with money can come and get it, and there are various restrictions on the facilities and houses to be built.
It can also be seen from this point that the Hong Kong government is optimistic about the Kirin Group and knows that they will try their best to manage this land well.
The same is true.
As the overall person in charge of the Lantau Island development plan, Le Yiling's first batch of funds for this project reached 20 billion Hong Kong dollars.
A large number of purchase orders were sent to various dealers and agents, which made them a lot of money.
Mr. Huo's company also received a billion-dollar river sand order from Qilin Construction Company. The second son of the Huo family, who was happy to be in power, laughed from ear to ear.
And then the same goes for the various raw materials.
Although Kirin Construction Company can directly purchase from the mainland, in order to unite more people, they still chose to purchase in Xiangjiang, so that everyone can earn money and many Xiangjiang people can work.
For example, at the wharf in Xiangjiang, because Lantau Island is separated from the main island of Xiangjiang, all kinds of goods must be transported by boat to the construction site on Lantau Island, and then they have to be carried on the shoulders to the construction site.
This not only allowed the shipping company to earn a lot of freight, but also provided thousands of port unloading workers with job opportunities for up to two or three years.
Since June last year, there have been a steady stream of boats shuttling between Nanwan Bay, Guangdong Bay, Hong Kong Island and Lantau Island every day.
Some materials were shipped directly from the mainland, but the dock workers there could not come to Xiangjiang, so many of the dock workers in Xiangjiang were waiting on the beach pier at the southeast corner of Lantau Island.
According to conservative calculations, there are more than 5,000 dock workers who load and unload cargo for Kirin Construction Company's Lantau Island development plan every day, accounting for one-third of the dock workers in Xiangjiang.
This also contributed to the increase of dock workers in Xiangjiang, bringing income to many families.
Dock workers do not have a unified company to organize them. We all form a small group of dozens or hundreds of people to pick up the work together.
Generally speaking, they also have their own territory, and there are rules for who will pick up the jobs of which companies and places.
For this reason, there were many fights among dock workers, and many associations originated here.
Those shipping companies don't care about this mess, they only care about whether the job can be done well.
When dealing with these dock workers, they generally work on a piece-by-piece basis, and they don't give any guaranteed salary, nor do they buy insurance or anything.
Although moving things is a bit hard, the salary has always been higher for this kind of physical work, not to mention that the Qilin Construction Company has inherited the atmosphere of the Qilin Group.
The salary is nothing special, similar to ordinary workers on Hong Kong Island, but the daily subsidy is more than 30 yuan, which does not include a lunch and dinner.
People who do hard work don't eat like the pampered people of later generations, who can't even eat rice the size of a fist, saying that they want to lose weight and don't want to be so fat.
People like dock workers who use labor all day long can eat a catty of rice and a catty of meat for a meal.
It just so happens that in the cafeteria of Qilin Construction Company, there is no limit to how much you can eat, as long as you don't waste it, you can eat as much as you want.
Therefore, the simple restaurant covering an area of 1,000 square meters on the temporary wharf on Lantau Island is always full of people coming and going to eat.
When I had no place to eat, I ordered food and sat outside to eat in the open space. I could often see people everywhere.
And those who work on Hong Kong Island, including those who move and unload goods in Nanwan Bay and Yuezhou Bay, will have a boat to take away the boxed lunches packed in large boxes in advance and bring them to eat.
Even the workers of Kirin Construction Company, who work on the hills of Lantau Island, basically eat boxed lunches.
A lunch box with more than a catty of rice and two meat and one vegetarian dishes is enough for an adult to eat.
If not enough, there is another box lunch.
If there are any leftovers, give them to the ordinary workers next to them, and don't let the dock workers take them home. After all, we still have to pay attention to fairness and degree.
Le Yiling couldn't help but shake her head when the meal allowance expenses brought about by this were reported in the first month.
It costs 3 million Hong Kong dollars to eat for a month. Only Yin Jun can do such a stupid thing.
Then each person has to subsidize close to 1,000 yuan per month, which is another 5 million additional expenses.
People nowadays are very simple, if you treat him well, he will naturally see it, and then work hard to compensate you.
This is the case with the group of dock workers employed by Qilin Construction Company. Whether they are from the mainland or Xiangjiang, their handling speed is faster than usual, and the damage rate is very low, so low that it is unbelievable.
This also greatly reduces waste and improves efficiency.
Even if it is because of shipping, the work plan of Qilin Construction Company will be greatly slowed down.
What the Hong Kong government requires is that within five years, Disneyland must open.
If it is a normal construction, there is no problem, but the problem is that there is no land or bridge between Lantau Island and Hong Kong Island, and only shipping can solve it.
This once made Le Yiling very angry, and threatened that she would not fulfill her promise of opening the park in five years.
In the end, the Hong Kong government had no other choice, and considering the convenience of travel, it has approved the construction of two cross-sea bridges.
One is from Tsing Yi to the northeast of Lantau Island, with a length of 8 kilometers.
The other is from Sheung Wan to Silvermine Bay in the east of Lantau, with a length of 15 kilometers.
Silver Mine Bay is near the pier today, which is also the place where you can go directly to Disneyland in the future, and the other bridge line has to go through Lantau Island's own island road to get there.
The two bridges were contracted to developers and construction businessmen, and the toll right measures were adopted for 30 years. The government didn't have to pay a penny, and it could take a lot of shares from it to subsidize the finances.
Out of optimism for Kirin Group's Lantau Island development plan, the two bridges triggered competing bids from many consortiums during the bidding process.
In the end, Sun Hung Kai and Chinachem Group won the bridge in Tsing Yi, and the consortium of Guo Hekuo, Chartered Ship King and Li Chaoren undertook the construction of a 15-kilometer direct bridge to Silver Mine Bay.
It is expected that the official opening time will be in 1987, three years later.
It's just that the far water can't quench the near thirst. During these three years, these building materials can only be transported by ship.
For this reason, the overall cost of Kirin Construction Company is estimated to increase by about 10 billion Hong Kong dollars. No wonder Le Yiling is so dissatisfied.
